About my buyers agents queensland

MyBuyersAgent merges the skills and qualifications of its two co-directors, Kieran and Denise Smyth. Between the two, they have literally investigated thousands of real estate properties or the sales of such properties. This experience they bring to you:

Kieran Smyth

Kieran has over 25 years of formal involvement in the property industry. He started his post school career out as a school teacher but realised that he had a passion for the property business. So, he took himself back to university, became a Registered Property Valuer and a Licensed Real Estate Agent, and still holds these credentials today.

His qualifications include: Bachelor of Business (Land Economy), Diploma of Teaching, Graduate Certificate in Financial Planning, Advanced Certificate in Real Estate, Certificate IV In Workplace Assessment and Training, Certificate IV in Workplace Health & Safety.

As mentioned he is a Registered Valuer in NSW, a Licensed Real Estate Agent in both NSW and QLD and is an Associate of the Australian Property Institute (AAPI). This is the peak industry body for all Property Valuers in Australia. 

As well as residential property, Kieran has a vast experience and knowledge in commercial, industrial and tourism related properties. He has been involved in the transactions of many large and well known properties in Australia over the last 25 years.

When not involved in real estate, his interests include his wonderful family (loves his grandkids), golf, fishing and sailing, all of which he has a real zest for.

 

Denise Smyth

Denise has shared Kieran’s enthusiasm for real estate since they first met many years ago. She has invested in and owned real estate independent of Kieran before she met him.

Their life partnership has now blossomed into a business partnership as well with the formation of this company.

Denise is a qualified book keeper and is responsible for the Administration and Accounts support, as well as some research for the company. A very warm person, she is great with clients and thrives on keeping everything running smoothly.

She is always seeking to provide all clients with a wonderful property buying experience and prides herself in achieving this aim. In short, she cannot do enough!

Away from the office, her family is number one priority and dominates her time. When she is by herself, reading, long lunches (and shopping) occupy her spare time.

 

Our Philosophy

When talking about philosophy, it should be something that flows through your entire life, not just your work. Words such as ethics, values and truthfulness are meaningless unless practised in everything you do. Otherwise they are just words.

We believe that our integrity is everything. Our business thrives on repeat business and referrals. Our clients love doing business with us because they know that we are up-front and truthful in everything we do. This sometimes costs us business because we advise a client against buying a particular property (see our guarantee above). The time and money we spend with this client we don’t expect to recover except in the promotion of our good name.

It is a truly fantastic feeling when you get a phone call from a prospective client and they say that they have been referred to us by one of our current clients and “they spoke very highly of you”. This is the most supreme emotion in business.

Our Fees

As we mentioned, unlike many agents, we don’t charge any up-front fees. If we don’t perform you don’t pay and that includes most costs. If we have any extraordinary costs such as long distance plane travel, as an example, than we may ask you to cover these costs. Most costs within the eastern seaboard of Australia are absorbed by us.

We have a sliding scale of fees which reflect how we value our repeat custom:

  1. 1st Property purchased with us: 2% of sale price of the property purchased
  2. 2nd Property purchased with us: 1.9% of sale price of the property purchased
  3. 3rd and any subsequent properties purchased with us: 1.8% of sale price of all the properties purchased

This fee is only required on settlement of the purchase and not before. If the sale does not go ahead for any reason e.g. finance falls over, then you do not pay us a cent.

Our other services and fees include:

  • Bid at Auction only. Flat fee $500 plus any expenses (negotiated prior to signing an agreement)
  • Negotiate on a property on your behalf: Flat fee $500 plus any expenses
